Planning Board News - Armonk Square

Armonk Square is a proposed mixed-use development consisting of five new buildings, parking areas and site amenities in downtown Armonk.  Located within the Central Business Zoning District, the site is approximately three acres in size, on the interior of the existing development block located between Main Street, Maple Avenue and Bedford Road.  This site presently has several buildings with paved and gravel parking areas.  The project proposes the removal of all of the existing buildings except the historic house that is in close proximity to the Bedford Road Historic District. The development includesample public space that can be utilized for community events or a future farmer’s market.  The five new buildings will each have retail and service establishments on the first floor and residential units above.  The project is proposed to have a total of 51,010 square feet of space, including approximately 13,360 square feet of retail space, a 4,000 square foot bank, a 1,500 square foot restaurant and 21 residential apartments.  The proposed residential units are all one-bedroom, second floor units, ranging in size from 820 to 1,215 square feet.  Four of the units will be Middle Income Units with maximum sales prices regulated by the Town.

The project proposes vehicular circulation from points on Maple Avenue and BedfordRoad through a new street called Center Street.  There is no vehicular access from Main Street, although a large pedestrian/public area with an abundance of street furniture is accessible from Main Street.  The south and east sides of the site are adjacent to the Bedford Road Historic District, a designated historic district listed on the National Register of Historic Places since 1985. 

The Applicant has been working closely with the Planning Board, Architectural Review Board and the Landmarks Preservation Committee in an effort to address each board’s concerns and has recently submitted a new plan that attempts to minimize impacts upon the Bedford Road Historic District by eliminating off-street parking within the Historic District.

 Once the Planning Board completes its environmental review, the Planning Board and the Landmarks Preservation Committee will be in a position to make a determination on the merits of the application.  As part of the review of the project, the Planning Board will hold a Public Hearing on October 1, 2007 at H.C Crittenden Middle School.  The public is encouraged to attend and provide their comments on the project to the Board.
